Southside Revitalization Project

I had the opportunity last week to check on the progress of the Southside Revitalization project. This project is a City of Durham project intended to attract long-term investment into the areas near the Durham Bulls Ballpark. There are several model homes now, on top of a few other homes that are currently in construction. My favorite part of the evening was when we went up to the few lots at the top of the hill. These have not been released yet, but they will have an amazing view of downtown Durham!

We reached out to the pros for advice on buying a home in today's market, and found that the most common advice involved the current level of lender scrutiny and need for documentation, making sure to select the right loan officer, and getting pre-approved before starting your home search. USDA Home Loan Changes Delayed

USDA has delayed their eligibility map changes! This is great news because many areas in the Triangle will stay approved for the USDA 100% financing program. There are very few programs around that offer zero-down loans like USDA, so keeping areas eligible is definitely a good thing for home buyers.

The next scheduled update for the USDA home loan program will occur on October 1st 2014, so if you're interested in purchasing in an USDA-eligible area that is close to a non-eligible area make sure to do so before October. Current eligibility maps can be accessed at the USDA website here.

Durham Spaces Project by John Masters

I was recently at Bean Traders (a great coffee shop in South Durham) when I noticed some beautiful photography on the wall. The photos showed Durham today - a city that is undergoing change. Huge projects such as Southside Revitalization, the American Tobacco Campus, and the investment into downtown areas have all have played a role in Durham's growth. A prime example is 21c Museum Hotels, which is doing a complete renovation on the historic Hill Building. Though the city is experiencing this revitalization, there are still some areas that have not been touched, and the contrast really shows in the work.
