Durham, NC is a mid-size city (about 260,000) with a whole host of big-city amenities and small-town friendliness. Part of the Triangle area (along with Raleigh and Chapel Hill), Durham is consistently highly ranked on lists for the best small town, best town for millennials, livability, top high-tech metro, best place to start a career - and great food!
Its proximity to Research Triangle Park (RTP) makes Durham a great place to live for some of those 50,000+ employees. At the same time, Durham has also been called the Silicon Valley of the South for its high-tech start-ups and other entrepreneurial opportunities. Duke Health is a world-class academic and health care system, integrating a medical school, hospitals and clinics, and health and research programs.
Duke University is rated one of the top colleges in the country and Durham is proud to field a AAA baseball team, the Durham Bulls. The Durham Performing Arts Center, the largest performing arts center in North Carolina, regularly features Broadway touring shows and other live entertainment.
The food scene in Durham is in a class of its own, named the "South’s Tastiest Town" by Southern Living and dubbed “America’s Foodiest Small Town” by Bon Appetit. A worldwide array of cuisines is represented in Durham’s restaurant scene and these international offerings fit right in with traditional southern fare.

Durham is home to new neighborhoods as well as well-established traditional ones. As you might expect, the neighborhoods closest to the downtown area are densely populated; most of the larger lots are located outside the city center.
They are also not centrally located in one big neighborhood. What we’ve highlighted below are the areas where there are more 1+ acre lots as well as provide you with a list of some specific neighborhoods to check out.
Croasdaile Farm has a good inventory of lots over 1 acre. It is a great community that feels removed from the city but seeing the skyline of Durham from the neighborhood reminds you that you’re not too far from the hustle and bustle of city life.
Pleasant Green Woods is northwest of downtown and north of I-85. Prices range between $530k to around $700k for homes from 2,800 sq. ft. to over 4,600 sq. ft.
Willowhaven is a beautiful community of winding roads with creeks and lakes, about 25 minutes from RTP. It has a good mix of traditional and mid-century homes with square footage from 1,800 to over 5,000.
The neighborhoods below all have some homes on greater than one acre, although more homes are less than one acre. But there are some very nice lots and houses in these communities.
Duke Forest is an established neighborhood, near Duke’s West Campus. Most of its large, wooded lots with mature trees are between ½ acre and ⅔ acre, but very nice properties.
Forest Hills is southwest of downtown and NC Highway 147 (Durham Expressway) is Forest Hills, a historic neighborhood developed in the 1920s. Located about 30 minutes from either downtown Raleigh or Chapel Hill (and only about 5 minutes to downtown Durham), Forest Hills homes on the larger lots start in the high $600s and can easily be priced above $1 million.
Hope Valley, often referred to as “Old Hope Valley,” extends from Old Chapel Hill Road south between Hope Valley and Garrett roads. This is a mature neighborhood with houses from the 1920s to 1960s, built along tree-covered streets. There are some houses on larger lots in this neighborhood under $500k, but more range from $700k to 1.5 million.
Treyburn is a far North Durham community is a large community of single-family homes, nestled in about 5,300 acres. A relatively new development (1990s), Treyburn has a rural feel to it for those looking for a quiet and serene setting. Treyburn also has a host of recreational amenities including a Tom Fazio-designed golf course, clubhouse, fitness center, tennis courts, and pool. Homes range in price from the $300,000s to over $1.5 million.
Northwest of City Center, North of I-85: This area, out towards the Eno River State Park, has some properties in the $300k area, and a few in the $500k range. Most of the larger lots in this area also have large homes with 5-7 bedrooms, so pricing starts around $750k and can reach above $1.5 million. Neighborhoods to look at include Huckleberry Heights, Country Club Heights, and Eno Commons, as well as houses on either side of Pleasant Green Road.
