Raleigh - Homes for Sale on 1+ Acre Lots
Raleigh is a vibrant, exciting city that gets consistently high rankings for overall quality of life from millennials, retirees, and families. A unique mix of small-town communities with the benefits of a major metropolitan area means that Raleigh’s growth over the last decade shows no signs of slowing down. Equidistant between the mountains and the beach, Raleigh offers a mild climate, world-class health care, and great opportunities for career advancement.
The City of Oaks has turned into quite a destination for foodies as well with a diverse range of food options, from classic Southern flavors, including BBQ, to Asian-inspired cuisine, and top-rated steakhouses. There is also a strong craft brewing scene featuring locally sourced ingredients.
Raleigh also gets high marks for its great outdoor amenities with the Capital Area Greenway System, open for hiking, walking, biking, and just enjoying some fresh air, along with public parks, lakes, and gardens where you can literally stop and smell the roses (Raleigh Municipal Rose Garden).
The Wake County Public School System serves Wake County with many excellent elementary, middle, and high school campuses spread out around the area. You'll be sure to find a great school for your kids!

Looking for a larger lot size, one acre or more? Whether your goal is ensuring privacy, making sure you can always expand your home’s footprint, adding a pool, or just enjoying an uninterrupted vista, Raleigh has properties that fit the bill!
If your budget is over one million, you may find properties ITB (Inside the Beltline) but in general, the larger lot sizes tend to be outside the Beltline, both north and south of midtown Raleigh.
North Raleigh
The area to look at for larger lot sizes is north of I-540 (the Outer Loop) out towards Falls Lake Recreation area. West of the lake, you will find lots over an acre with large and stately homes. Note: Because of the Falls Lake Watershed, commercial development is extremely limited. On the one hand, you can enjoy an island of tranquility; on the other hand, no city services like sewer and water!
East of Falls Lake towards Wake Forest is much more developed but there are large lots to be found. Most have larger houses as well, from 3 bedrooms up to 7+. Prices start in the low $400s and can reach up to $1+ million. Wake Forest homes on larger lots start around $700k and can be found in the $1-3 million dollar range.
There are many homes and subdivisions in the North Raleigh that are not in neighborhoods. A few areas to look at in this area include:
North of 540, off Creedmoor Road (Route 50)
The Registry at Bailey Farm is a luxury community off Creedmoor Road of softly rolling hills and custom homes. Homesites are one to two acres with prices starting at $800k.
West of Creedmoor in this same area is Linville, another luxury development. This gated community features homes on lots from 2-7 acres and homes from 6,000 to 10k square feet, priced accordingly from $1 to $4 million.
Nearby communities that have larger lots, wonderful amenities, and beautiful homes include Chatsworth, Swans Mill, The Moorlands, The Gates at Ethan’s Glen, and The Barony.
All these areas offer wooded grounds and a peaceful retreat from city life. At the same time, you are not that far away from the opportunities that Raleigh offers for shopping, dining, excellent health care, and outdoor recreation - and don’t forget, easy access to RTP and RDU.
North of 540, Six Forks/Falls of Neuse/Durant Road area
Sheffield Manor
Just north of I540 (about 5 minutes), Sheffield Manor is a stately subdivision, known for its large lots and large homes. Built starting in late 1987 and up to the late 1990s, it’s about 30 minutes from downtown Raleigh. The neighborhood provides an oasis amid city life with all the community amenities - swimming pool, tennis courts, clubhouse.
It is 30 minutes from downtown Raleigh, close to Wake Med, and about 20 minutes to the airport.
The average square feet of these homes are 4,000 - 6000, with prices starting in the $600s to $1+ million. Sheffield Manor is also outside the city limits, which lowers your property tax.
Other subdivisions in this area with large lots, with similar size houses and prices, include Cross Gate, Chatsworth, and Faircroft.
Wakefield Plantation
This large development features townhomes, villas, single-family homes, and custom estates with mature trees creating a serene and beautiful presentation. Located between US Route 1 and NC Route 98, Wakefield is close to Wake Forest and an equal distance between downtown Raleigh and downtown Durham.
Wakefield has all the amenities of a high-end community, including a golf course, swimming pool, fitness center, walking trails, and community events.
Homes on larger lots can be found starting at $650k and range up to $2.5 million.
Southwest of downtown Raleigh
There is another pocket of homes with large lots southwest of downtown in and around Lake Wheeler. Although hard to find sometimes, these homes are affordable, in the $300-$500k range.
