Condo vs. Townhouse: Which is Best for You?
Townhouse versus condo? If you’ve decided against a single-family home, you may wonder which of these two is your best choice. Both types usually offer better affordability than most single-family homes. Still, they are distinct in particulars of ownership, amenities, and proximity to neighbors. If you're wondering what's the difference between a townhouse and a condo, let me say that it can be subtle, but it’s important to understand before you start your search.
What Are the Benefits of Buying a Condo?
Many condo communities offer a host of amenities for their residents. In addition to a pool and clubhouse, you may also find a fitness center and recreational areas like tennis or basketball courts. Condos are often the most cost-effective way to live close to popular downtown or entertainment centers and easily take advantage of shopping and dining.
What Are the Benefits of Buying a Townhouse?
Many house hunters like that townhouses have the look and size of a single-family home without the maintenance and upkeep of a large yard. Townhomes offer direct access to the outside, making it easy to walk the dog straight out the front door or barbecue on a back deck or porch. Because most feature multi-levels, it’s easier to manage competing interests - a quiet home office space with family living activities, for example.
Condo vs. Townhouse: Differences and Similarities
Condos and townhouses are found in urban areas, suburbs, and even rural areas. Both are great options for owning in areas where the traditional single-family home is too pricey. The biggest condo and townhouse differences are found in price, ownership, and amenities!
1. What You Own
The most significant townhouse and condo difference is one of ownership. In a condo, you only own the interior space; you own a fraction of the building and common areas with the other owners. In a townhouse, you own the interior space and the land around it, often including a small yard, deck, or patio.
Townhouses typically include at least one shared wall with other owners. When you own a condo, you can have neighbors above and below you. This fundamental difference in townhouse and condo affects potential noise and “neighbor” issues of living closely together.
2. Homeowner Associations (HOAs)
Homeowner Associations (HOAs) govern most condo complexes and many townhouses. The HOA usually manages the outside dwelling, parking, trash, and exterior colors in condos and townhouses.
Because everyone shares one large building, HOAs for condos often have more restrictions. You may find limits on pet breed and weight, noise, and the decor of an individual unit’s exterior - for holiday lights, for example.
HOA fees in the Triangle area are usually no more than a few hundred dollars per month, and condo fees are generally higher than townhouses.
3. Shared Amenities & Common Areas
Both condos and townhouses feature amenities such as swimming pools. Condos may also have gyms, tennis courts, clubhouses, and playgrounds. Some condos even open their rooftops to create a shared space for residents. These common areas in condos often allow for a larger sense of community, as you see your neighbors in the halls, on the elevator, or at the pool. Some HOAs sponsor events to build community spirit.

Condos are usually less expensive than townhouses because you’re only buying the “inside” and not the exterior or the land the property occupies. Property taxes are generally higher on a townhome because they are based on square footage of the property, including the structure and any associated land.
HOA prices are generally higher in a condo complex because there are more jointly-owned common areas to manage and maintain.
5. Resale Value & Appreciation
In general, townhouses usually appreciate more than condos and most have better resale values. The quality of the HOA can affect resale value, as a well-maintained property can affect the overall first impression a prospective buyer will have.
Although any single difference between townhouse and condo may seem important, remember that as with all real estate, the key factor is always location, location, location. So the best-looking interiors, well-maintained common spaces, and quality amenities cannot detract from a less desirable location.
In the end, the question of townhouse versus condo comes down to your desired location, budget, and living style preferences. Both condos and townhouses can be good options for first-time homebuyers and retirees who are downsizing or no longer want to maintain a big yard. Condos are an excellent fit for those who want minimal maintenance, travel a lot, or want to enjoy more leisure time.
