Downtown Raleigh Condos for Sale
If you’re looking for condos in downtown Raleigh, you probably already know the vibrant, exciting city that Raleigh has become. Raleigh’s economy was recently ranked 5th best in the country (Milken Institute, 2021) and gets consistently high rankings for overall quality of life among millennials, retirees, and families.
Downtown Raleigh in particular is seeing phenomenal growth with new construction springing up throughout the area. Accompanied by a vibrant restaurant scene, museums, parks, and businesses who have moved into downtown, this area is prime real estate for all ages, from young professionals wanting to be in the midst of excitement to retirees who want walking access to shopping, restaurants, and cultural opportunities.
Recognizing that downtown Raleigh is a compact space, and nothing is too far from anything else, let’s focus on four major neighborhoods with downtown Raleigh condos.
Warehouse District
One of the most exciting downtown areas is the Warehouse District. Six blocks of red-brick industrial warehouses have been transformed into mixed use spaces that are home to larger tech companies like Citrix as well as entrepreneurial start-ups, intimate art galleries, restaurants, and nightlife venues.
Weaver Street Market, a full-service grocery store which has been a community staple in the Triangle area for more than 20 years, recently opened its fourth location in the Warehouse District.
The newly renovated Union Station was designed to accommodate not only passenger and commuter rail today, but to serve as a hub for future transit services.
Just to the west of the Warehouse District are two of Raleigh’s best outdoor spaces. Dorothea Dix Park is 308 acres - massive open fields (see the seasonal sunflowers!), great skyline views of the city, and minimal car traffic make this park a popular destination for outdoor activities.
Pullen Park, which is the first public park in North Carolina, is just down the road. This family favorite park has rides for small children, a historic carousel, plus picnic tables and multiple play areas. Its ⅓-size train that carries visitors throughout the park during the year is THE hot ticket each holiday season,
One modern, high-end, complex in this neighborhood is The Fairweather. Offering both skyline and tree line views with one of the highest walk scores of any downtown home, prices at The Fairweather start at $440,000.
Historic Boylan Heights
One of downtown’s most charming neighborhoods, Boylan Heights is one of Raleigh’s first planned suburbs (1907), offering some of Raleigh’s best skyline views. It may seem like a quiet suburb with its tree-lined streets and few commercial ventures, but the close-knit community celebrates throughout the year! A December Art Walk features hundreds of vendors and each summer closes with a neighborhood block party, the Boylan Bash.
Bordering both Boylan Heights and the Warehouse District is The Lynde. Luxury condominiums are available in 14 floor plans, from 1 bedroom to 3, with prices starting in the $350s. Boylan Condominiums is another option in this area.
Glenwood South
People who knew the Glenwood South area 20 years ago, when it was mostly abandoned warehouses, would be amazed to see the area today. Of all the downtown neighborhoods, Glenwood South has the most big-city amenities - restaurants, bars, dance clubs, breweries - along with luxury condominium towers - all in a few square blocks.
And that can be good or bad, depending on what you’re looking for in a neighborhood. Quiet and calm, it is not!
Popular condo destinations in Glenwood South are 510 Glenwood Condos, 222 Glenwood Condos, West Condominiums, The Paramount, and West at North Condos.
Fayetteville Street/City Center/Downtown
You may see any of these descriptors when viewing condominiums that are central downtown, so don’t be confused - they all describe basically the same area.
The heart of Raleigh’s business district also encompasses the crown jewel of cultural life, the Duke Energy Center for the Performing Arts. Four venues feature Broadway shows as well as performances for North Carolina Theater, North Carolina Opera, North Carolina Symphony, and Carolina Ballet.
The Red Hat Amphitheater offers live entertainment outdoors with great views of the Raleigh Skyline. This area is also home to three museums, North Carolina Museum of History, the North Carolina Museum of Natural Sciences, and Marbles Kids Museum.
Condo complexes to review include The Plaza, Founders Row, Governor’s Square, Palladium Plaza, Person Point, and The Hudson Condominiums.
And for a taste of the great outdoors, there’s Moore Square . Set among 100-year old oaks, it’s a four-acre park newly renovated to include an expansive event lawn for enjoying moving nights and concerts, a food service kiosk, and an interactive water feature.
Restaurants
There are restaurants for all budgets and tastes in downtown Raleigh, so even if you pick one neighborhood over the other, the good news is nearly all of the restaurants are within easy walking distance.
There’s no better place to start than with one of James Beard Award winner Ashley Christensen’s restaurants: Beasley’s Chicken + Honey, Death & Taxes, Fox Liquor Bar, Poole’s Diner (don't miss the famous mac and cheese!), and the newest offering, (right beside Poole’s Diner) Poole’Side Pies.
For sweets, choose from LucetteGrace, Videri Chocolate Factory, Boulted Bread, and in Morgan Street Food Hall, Amitie Macarons and Raleigh Rolls. There is also a Krispy Kreme at the edge of downtown, with both drive-thru and counter service.
For breakfast, there’s Big Ed’s City Market Restaurant, Morning Times, and Plaza Cafe.
Rooftop drinks can be enjoyed at The Raleigh Times Bar, Trophy Brewing Co., Raleigh Beer Garden, and Taverna Agora.
It is North Carolina, so it’s no surprise that BBQ is well represented downtown with The Pit, Clyde Cooper’s BBQ, and Sam Jones BBQ.
Vegans and vegetarians are celebrated at Fiction Kitchen and Irregardless Cafe has a variety of vegetable-forward dishes and vegan specialties as well.
